3. Investor Responsibility & Carrying Costs We believe in transparent lending. To ensure your project’s success, we advise all borrowers to maintain strict budget controls. As a standard of practice, we recommend factoring in the following monthly carrying costs into your financial projections:

Property Taxes: Estimated at 1% of the purchase price.

Property Insurance: Estimated at 1% of the purchase price. Borrowers are responsible for maintaining these payments throughout the duration of the loan term.

5. Fees and Rates Interest rates and points vary based on the project scope, location within Florida, and the borrower’s experience level. All fees will be clearly disclosed in your specific Loan Commitment Letter prior to closing.

6. Accuracy of Information The borrower represents that all information provided in the application process is true and correct. Misrepresentation of property condition or financial status may result in the immediate denial of funding or default of an active loan.
